Why we exist

We were the owner waiting on a manager. So we became the manager.

Halo Homes started as the system we built to run our own 114-home community in Farmington, after the usual tools and the usual arrangements left us guessing where the rent was, who had the keys, and why a unit had been empty for six weeks.

So we wrote the software, hired the crew, had Arkansas counsel review the lease and every notice form, and ran it on our own property first. Every rule in the system exists because it cost us money once. That is the operation we now offer to other owners.

You will not be handed to a portfolio manager with four hundred doors. You get the people who own rentals here, answering about yours.

What we handle

Everything between “I own a rental” and “the rent is in my account.”

01

Leasing and marketing

Photos, a listing that says the real all-in price, ads on Facebook, Marketplace and Google with the cost per lead tracked, and self-guided tours that text the prospect a lockbox code. Vacancy is measured in days, not months.

02

Screening and move-in

Our own application with a paid screening step, the same written criteria for every applicant, an Arkansas lease reviewed by counsel, e-signed. Keys handed over with a welcome packet and the resident already set up to pay online.

03

Rent and the books

Residents pay in the portal, by bank or card, with autopay. Late fees follow one written policy, not a mood. Every dollar sits on a ledger you can ask about. You get a monthly statement and your draw.

04

Maintenance and turns

Residents text one number any hour. Our own crew does the work from a phone app with before-and-after photos on every job. Move-outs run off a checklist, and a vacant unit is on the turn board the day the keys come back.

05

Residents and renewals

Renewals offered before the lease runs out, not after. Insurance tracked. Pets on file. Announcements that reach every household by text. Residents who are treated like customers stay, and a resident who stays is the cheapest month you will ever have.

06

Notices and compliance

Arkansas notice forms reviewed by counsel, served and logged. Deposit itemizations by first-class mail within the statutory window. Collections on a written ladder. The parts of this business that get owners sued are the parts we systematized first.

How it works

Four steps, and the first one is a two-minute form.

  1. 1

    Tell us about the property

The form below takes two minutes. Address, what kind of property, where things stand today.

  2. 2

    Walkthrough and a written proposal

We see the property, pull the rents around it, and send a proposal with the fee, what it covers, and what it does not. No pressure, no expiry.

  3. 3

    Onboarding

Keys, leases, deposits and resident contacts move into our system. Current residents get a text and a portal sign-in. If another company is leaving, we handle the handoff with them.

  4. 4

    It runs

Rent lands, repairs get done, and you get a statement every month. When you have a question, you text a person who can see the ledger.

The system

Not a vendor's software with our logo on it. Ours.

We replaced off-the-shelf property software with our own in 2026, because the off-the-shelf kind could not tell us the things an owner asks. Every piece below is live on our own homes today.

  • Resident portal

Rent, autopay, repair requests, documents and announcements, on their phone.

  • One text line, any hour

Repairs and questions come in by text. Emergencies ring a person.

  • Crew app

Every job assigned, photographed and closed from the field. Nothing lives in someone's head.

  • Self-guided tours

A prospect books a half-hour window and is texted the lockbox code. Homes get seen seven days a week.

  • E-signed leases

Counsel-reviewed Arkansas lease and addenda, signed on a phone, filed automatically.

  • Advertising that is measured

Facebook, Marketplace, Google and retargeting, with cost per lead and cost per application tracked per ad.

Questions owners ask

Straight answers.

Do you manage a single rental house?

Yes. Single-family homes, duplexes, and small apartment communities in Washington and Benton counties. Most owners who contact us have one to ten doors.

What does it cost?

You get the number in writing in the proposal, before anything is signed, with what it covers spelled out. We do not publish one rate because a vacant duplex and an occupied single-family home are different jobs. We reply within two business days.

I already have a manager. How does switching work?

Check your current agreement for its notice period, then tell us the date. We coordinate the handoff of keys, deposits, leases and resident contacts directly with them, and your residents hear from us by text before the first rent is due to us.

What happens at 2 a.m. when a pipe bursts?

Residents text our line, which is answered around the clock, and a true emergency rings a person. Our crew or a vendor is dispatched and you hear about it in the morning with photos, not a surprise invoice at the end of the month.

Who does the repairs, and do you mark them up?

Our own employees do most work, with licensed trades for anything that needs a license. The proposal states exactly how maintenance is billed. Nothing is hidden inside a management fee.

Do I have to use your lease?

Yes. The lease and the notice forms were reviewed by Arkansas counsel and the whole system, from late fees to deposit returns, is built around them. A lease we did not write is a lease we cannot stand behind.

What do I actually see each month?

A statement: rent collected, what was spent and on what, and your draw. Every line ties back to a ledger entry we can show you. Ask a question and you get an answer with the numbers behind it.
